I don't know exactly what is going on in your market, but my guess is you have experienced a shift of sorts in your market cycles. The game has changed.
No longer are Retail Buyers elbowing each other out of the way to buy property. Sellers are softening and prices are adjusting according to demand. It's a great time to be a Buyer!
The same thing is true with how business is transacted.
The Internet is being used more and more by both Buyers and Sellers (and truth be know... even more by Investors). Last week I sat through two days of Continuing Education for my Real Estate License. Email addresses were gathered along with other contact information. You do have one, don't you?.
It was suggested everyone should check to see if www.YourName.com was available and grab it if it is (you can check this by going to www.URLZOO.com ).
The Instructor said that 9 out of 10 Buyers are now using the Internet in some way to find a house... a mortgage loan... or neighborhood information. What's more interesting is these Buyers are more qualified... better educated... and earn on average 15% more than Buyers who do not utilize the Internet.
Those are pretty strong statistics. I'd call this a shift, wouldn't you?
