Zeckendorf
by William Zeckendorf
Zeckendorf was "a tank-sized man" with an unquenchable appetite for big real estate deals, according to Associated Press writer Hal Boyle. In a 1956 story, Boyle described a power breakfast at which Silverson put down a proposal by Broadway showman Billy Rose for a million-dollar enclosed ice rink-amusement area at Roosevelt Field as "lame brain." Zeckendorf approved Rose's scheme, declaring, "to do less than the ultimate is to do nothing."
"Zeckendorf engaged in a real-life game of Monopoly involving some of the most prestigious properties in the United States, including the United Nations site, the Chrysler Building and the Chase Manhattan Plaza in Manhattan and Denver's Mile High Center," Newsday's T.J. Collins wrote in 1976 in Zeckendorf's obituary. Under his leadership, Webb & Knapp, based in Manhattan, built $3 billion worth of commercial projects in 20 years. |

How to Avoid Probate!
by Norman F. Dacey
Norman Dacey was disbared when he discovered what a ... the whole probate system is. His revenge is the contents of this book. It is worth its wieght in gold! Over the past 30 years the Bar Associations have black-balled him and his books. He is an honest and genuine man and this book is his legacy. The bulk of its contents are pre-fabricated, meticulously prepared forms that everyone should have if they want to be absolutely certain their estates will go to their loved ones tax-free and without attorneys taking most of it...

Trump: The Art of the Deal
by Donald J. Trump
This boastful, boyishly disarming, thoroughly engaging personal history offers an inside look at aspects of financing, development and construction in big-time New York real estate. "I don't do it for the money," maintains Trump, the son of a Queens realtor who, at age 27, bought and transfigured the colossal Hotel Commodore at Grand Central Terminal. Now 40, he has built, among other projects, and owns outright, Fifth Avenue's retail and residential Trump Tower (where he occupies a double-triplex suite); owns and operates Trump's Castle, a casino in Atlantic City; is arguably the most visible young man on Manhattan's celebrity circuit ("Governor Cuomo calls. . . . dinner at St. Patrick's Cathedral. . . . I call back Judith Krantz"); and is currently developing a controversial 100-acre West Side "Television City" project that is planned to include the world's tallest building. For those who would do likewise, Trump articulates his secrets for success: imagination, persistence, skill at "juggling provisional commitments" (e.g., for land or lease options, bank financing, zoning approval, tax abatement, etc.) and most crucial of all, a true trader's instinct.

Rich Dad, Poor Dad
by Robert T. Kiyosaki
Personal-finance author and lecturer Robert Kiyosaki developed his unique economic perspective through exposure to a pair of disparate influences: his own highly educated but fiscally unstable father, and the multimillionaire eighth-grade dropout father of his closest friend. The lifelong monetary problems experienced by his "poor dad" (whose weekly paychecks, while respectable, were never quite sufficient to meet family needs) pounded home the counterpoint communicated by his "rich dad" (that "the poor and the middle class work for money," but "the rich have money work for them"). Taking that message to heart, Kiyosaki was able to retire at 47. Rich Dad, Poor Dad, written with consultant and CPA Sharon L. Lechter, lays out his the philosophy behind his relationship with money. Although Kiyosaki can take a frustratingly long time to make his points, his book nonetheless compellingly advocates for the type of "financial literacy" that's never taught in schools. Based on the principle that income-generating assets always provide healthier bottom-line results than even the best of traditional jobs, it explains how those assets might be acquired so that the jobs can eventually be shed.

The Richest Man in Babylon
by George S. Clason
There are a lot of ways to build wealth, but there is a simple, sure way that can always work. It is simply to develop the habit from a young age of saving a share of your income, say 10%. Paying this amount to your investment account must become the same as paying your monthly rent or mortgage payment.
Developing the habit of saving money should be developed the same as the habits of bathing, washing hands before a meal, or shaving.
If you can't have certain luxuries now and maintain your savings ritual, postpone the luxuries now so you can enjoy them and financial security later.
I said this method is simple, I didn't say it was easy.
These are the lessons that George S. Clason drives home again and again in the parables of The Richest Man In Babylon

The Roaring 2000s
by Harry S. Dent
Dent's previous book The Great Boom Ahead (Hyperion, 1993) accurately predicted the stock market boom of the 1990s. In this one, he looks ahead to the new millennium and claims that the Dow may reach as high as 35,000 within the next decade, due in large part to the changing demographics of baby boom investors. |

The Millionaire Next Door
by Thomas J. Stanley
How can you join the ranks of America's wealthy (defined as people whose net worth is over $1 million)? It's easy, say doctors Stanley and Danko, who have spent the last 20 years interviewing members of this elite club: you just have to follow seven simple rules. The first rule is, always live well below your means. The last rule is, choose your occupation wisely. You'll have to buy the book to find out the other five. It's only fair. The authors' conclusions are commonsensical. But, as they point out, their prescription often flies in the face of what we think wealthy people should do. There are no pop stars or athletes in this book, but plenty of wallboard manufacturers--particularly ones who take cheap, infrequent vacations. Stanley and Danko mercilessly show how wealth takes sacrifice, discipline, and hard work, qualities that are positively discouraged by our high-consumption society. "You aren't what you drive," admonish the authors. Somewhere, Benjamin Franklin is smiling. |

Financial Peace
by Dave Ramsey
An updated, expanded version of Ramsey's first book about overcoming debt and managing personal finances, this edition boasts new chapters on the relationship between money matters and family matters. (Originally self-published in 1992, Financial Peace had its sales bolstered by Ramsey's eponymous personal finance radio talk show; the 1997 Viking edition became a business bestseller.) When it comes to solving money problems, Ramsey knows whence he speaks: he had made and lost a real estate fortune by age 30. His straightforward guide to fiscal tranquility covers the basics of career (work hard in a job you're good at), savings (sock away 10% of your take-home pay), investments (invest long-term with pretax dollars) and spending (live below your income). The new chapters offer financial advice for singles, spouses and parents-agreeing on money matters, Ramsey says, leads to "fabulous unity" in a marriage. Commentary from Ramsey's wife, Sharon, concludes each chapter; while often a bit drippy ("Communicating with those closest to you is important. A lot of times this will be your spouse or your best friend"), it puts another reassuring layer on an already warm (sometimes Christian-themed) and helpful text. |

Getting Things Done
by David Allen
With first-chapter allusions to martial arts, "flow," "mind like water," and other concepts borrowed from the East (and usually mangled), you'd almost think this self-helper from David Allen should have been called Zen and the Art of Schedule Maintenance.
Not quite. Yes, Getting Things Done offers a complete system for downloading all those free-floating gotta-do's clogging your brain into a sophisticated framework of files and action lists--all purportedly to free your mind to focus on whatever you're working on. However, it still operates from the decidedly Western notion that if we could just get really, really organized, we could turn ourselves into 24/7 productivity machines. |

Start with NO... The Negotiating Tool
by Jim Camp
Start with No, by negotiation coach Jim Camp, is a tenaciously contrarian guide to the art and science of give-and-take that proposes a viable alternative for today's prevailing "win-win" approach. Beginning with an inverse premise--that having the right to say "no" and veto any agreement is actually the key to favorably concluding the various deals and transactions we face every day--Camp's procedure counters the common emotion-based urge to compromise ("a defeatist mind-set from the first handshake") with a series of less intuitive decision-oriented actions. "My system teaches you how to control what you can control in a negotiation," Camp writes. "When you do so, you can and will succeed (understanding that success sometimes means walking away with a polite good-bye)." Emphasizing the importance of this underlying attitude, his method combines related steps like defining a mission, understanding the adversary, assessing fiscal and emotional investments, preparing an agenda, and tracking behavior. Each is fully explained, as are associated skills such as how to structure a question to elicit a truly helpful response (e.g., "What else do you need?" vs. "Is there anything else you need?"). Despite its unorthodox manner, if diligently applied, the route that Camp details here may indeed produce winning results |

No B.S. Sales Success
by Dan Kennedy
This book is about getting rich by becoming far better at the selling process that your competitors. What it is NOT is the kind of warmed-over, cliché-ridden advice you find replicated in a jillion other books on selling. Dan Kennedy would never have it that way.
He offers a set of No B.S. strategies for overcoming obstacles to success, many of them self-imposed. Provocative, sarcastic, and irreverent, the book reads like the seminars Kennedy conducts around the world - events that cause a stampede to the back of the hall for his materials after he finishes his presentation.

Influence
by Robert B. Cialdini
Influence: Science and Practice is an examination of the psychology of compliance (i.e. uncovering which factors cause a person to say “yes” to another's request).

Catch Me If You Can
by Frank Abagnale
When this true-crime story first appeared in 1980, it made the New York Times bestseller list within weeks. Two decades later, it's being rereleased in conjunction with a film version produced by DreamWorks. In the space of five years, Frank Abagnale passed $2.5 million in fraudulent checks in every state and 26 foreign countries. He did it by pioneering implausible and brazen scams, such as impersonating a Pan Am pilot (puddle jumping around the world in the cockpit, even taking over the controls). He also played the role of a pediatrician and faked his way into the position of temporary resident supervisor at a hospital in Georgia. Posing as a lawyer, he conned his way into a position in a state attorney general's office, and he taught a semester of college-level sociology with a purloined degree from Columbia University.
The kicker is, he was actually a teenage high school dropout. Now an authority on counterfeiting and secure documents, Abagnale tells of his years of impersonations, swindles, and felonies with humor and the kind of confidence that enabled him to pull off his poseur performances. "Modesty is not one of my virtues. At the time, virtue was not one of my virtues," he writes. In fact, he did it all for his overactive libido--he needed money and status to woo the girls. He also loved a challenge and the ego boost that came with playing important men. What's not disclosed in this highly engaging tale is that Abagnale was released from prison after five years on the condition that he help the government write fraud-prevention programs. So, if you're planning to pick up some tips from this highly detailed manifesto on paperhanging, be warned: this master has already foiled you. |
